In response to the “Keeper of the Keys,” an article on Bob Schmitz Properties, I would like to correct some inaccuracies. Our properties are inspected and fully repaired and cleaned after each tenant moves out. We respond to maintenance request very quickly, usually the same day. We measure this. From January to October 2009 our cumulative response to maintenance requests was 50% on the same day, 85% by 24 hours and 96% by 48 hours. Let me add that it is the responsibility of the tenants to let us know about problems inside there homes. Our tenants usually treat their property well; however, occasionally a tenant, undergraduate or otherwise, will cause damages to their home. When that happens we repair the damage as soon as we know about it and charge the tenants. If the reporter or interviewed tenants would tell us the addresses of the properties where damage is claimed we will address the problems promptly. I wonder if the tenant did not inform us because of our policy of charging for tenant-caused damage.

The perception shared with the readers was based on a limited number of people interviewed (it appears only 1 or 2 provided comments). These few comments do not agree with the extensive data collected in our annual tenant surveys which rate our maintenance very highly. I suggest you share the survey results of tenants over the last three years available at www.bobschmitzproperties.com. Let your readers decide for themselves which is most credible…a) a couple of people who may have an axe to grind or b) the majority of tenants that not only like living in a Bob Schmitz Properties house but rave about our maintenance staff and prompt and courteous service.
